Insulation removal in Escondido CA - an attic cleared and ready to refill

Old insulation that's flattened, soaked or full of droppings comes out first, so your new layer starts over a clean attic.

Should old attic insulation come out of your Escondido house?

Insulation removal in Escondido takes the old insulation out of your attic instead of just moving it aside, so the problems under it get fixed and the new layer starts clean. Before any sealing starts, I tell you which way your job is going.

Most people call because the upstairs is hot, they've found droppings, or they've moved into an older house and don't know what's up there. The price moves with how much attic there is, what shape the old insulation is in and whether it has to come out at all, and the schedule turns on what has to come first, like a roof leak, a pest problem or vermiculite that another firm has to handle. After I've looked, you get a written estimate with the steps in order, and if adding over what's there makes more sense, we can go straight to attic insulation.

Why Escondido homeowners call ThermaFit Escondido Insulation Services to remove old insulation

  • I look at every attic myself

I come out to see each job before any estimate is written, and our installers do the work with me checking in. The person who made the plan stays on it until it's done.

  • Licensed and insured for attic work

We're licensed and insured. In an attic, one bad step can put a foot through the ceiling below, and that shouldn't be your risk to carry.

  • Based in Escondido since 2020

We've been at this for six years and work many cities around Escondido. Most calls come from older houses, so we're used to opening attics where nobody's sure what's up there.

What matters most is that the steps happen in the right order. Call (442) 281-9783 or reach us through our contact page, and I'll set a time to come look.

How we handle insulation removal

I start by looking at the old insulation and what's under it, because new insulation laid over a leak or a mouse problem just hides it. If the old insulation looks like it could be vermiculite, we leave it alone and point you to an asbestos abatement firm before our part starts. If it's dry, clean and just thin, I'll tell you removal isn't needed and we add over what's there. When it does need to go, our crew takes it out, clears the eave vents so the attic can breathe, and seals the gaps around can lights, pipes and the hatch so the new layer isn't fighting a draft.

Removal often raises the next question. If your floors stay cold, the insulation under the house may have sagged or fallen too, and crawl space insulation is worth a look while I'm there. Older houses often have little in the walls as well, so ask about wall insulation if a room stays drafty after the attic is done.

  • Taking the old layer out

This suits attics where the insulation is wet, stained or full of droppings, because new material over it keeps the problem in your house. It's also the right call when old fill is packed so flat there's nothing worth saving.

  • Adding over what's there

This suits attics where the old insulation is dry and clean but thin, because there's nothing wrong with it to take out. It's the lower-cost route, and I'll tell you when it's enough.

How do you know your old insulation should come out?

  • Droppings in the insulation

Small dark droppings, tunnels or a sour smell mean mice or rats have been living up there. The fill is usually fouled and flattened, and covering it just seals the mess in.

  • Brown stains or damp patches

Stains on the insulation or ceiling usually mean a roof leak or condensation. Wet insulation stops working and holds water against the wood, so the longer it sits, the more framing you risk.

  • Old fill packed down thin

Insulation that's flattened to a few inches, joists showing, keeps the upstairs hot and the power bill high. It doesn't always need to come out, and that's the first thing I check.

  • Hot room over the garage

A room hot in summer and cold in winter often sits under old insulation with gaps, buried eave vents or drafts around the hatch. Waiting means another season of paying for air you lose.

What happens after you call about insulation removal in Escondido?

  1. Call and I come look

Call or send the form to set a time. I go up in the attic, note what needs handling first, and send a written estimate with the steps in order.

  2. We do the work in order

Once you say yes, we set the date and take care of the permit and inspections when the job needs them. Leaks, pests and any vermiculite work come first.

  3. We walk you through it

Before we leave, I walk you through the finished work and show you what changed up there, so you know what's in your attic now.

Common questions on old insulation

Here are the questions I hear most when old insulation is on the table. If yours isn't here, ask me when I come out and I'll answer it plainly.

How do I know if my attic insulation is vermiculite?

Vermiculite is a loose, pebble-like insulation that was poured in, and it's usually gray-brown or silver-gold. The EPA advises treating it as if it contains asbestos, by leaving it undisturbed or having a trained professional remove it, and says you don't need more testing before taking those precautions. For decades most vermiculite sold in the US came from one mine whose product was contaminated with asbestos, so if yours looks like this, don't touch it and note the color on the form.

Who should remove vermiculite insulation in California?

The EPA says a trained and accredited asbestos abatement contractor should do it, and that firm should be separate from the company that assessed your insulation, so you hire a different firm for each step. In California, a contractor working on 100 square feet or more of asbestos-containing material needs the state licensing board's C-22 Asbestos Abatement classification, or a license qualifier who has passed its asbestos certification exam. Removal isn't the only choice, because an asbestos contractor can also repair the material by sealing or covering it, which usually costs less.

Do I have to remove old insulation to add more?

No, new attic insulation doesn't have to match what's already there, so loose fill can go over fiberglass batts, or batts over loose fill. Switching types on its own isn't a reason to tear the old layer out. If batts go over loose fill, they need to be unfaced, with no paper or foil backing.

Do I need a permit for insulation removal in Escondido?

You may, so we check before your job is scheduled. The Escondido Building Division says more work needs a permit than is exempt, and its counter staff will help if you're not sure about your job. We check with the city or county building office on every job, and when a permit is needed, we handle it and the inspections that go with it.

How much does insulation removal cost in Escondido?

Your price comes from what I find in your attic, so you get a real figure on the written estimate after I've been up there. The biggest swings come from how tight the access is, how much of the old layer is wet or fouled, and whether air sealing or new insulation is part of the same job. When a clean layer can stay and we add over it, the cost comes down.

How do I handle mouse droppings in my attic insulation in Escondido?

Leave them alone, because hantavirus gets into the air when dried mouse droppings, urine or saliva get stirred up. In San Diego County the main carrier is the deer mouse, which usually lives in countryside, desert and mountain areas, while the house mice that live around people don't carry it. If you've seen droppings up there, mention it on the form so I can plan for it before anyone goes in.
